Commercial Property Manager

Responsabilities

• Administer lease documentation, prepare and adhere to operating budgets and negotiate service contracts for approval
• Review arrears listing, prepare defaults and serving
• Administer preventative maintenance programs and supervise all repairs/service work to building systems
• Supervise administration and maintenance staff based on portfolio
• Troubleshoot tenant complaints and recommend cost effective solutions
• Assign repair/service work orders to building operator and/or contractors and ensure all work is completed correctly and within specified time limits; assist where required
• Perform regular inspections of all common areas, including grounds, liaising with service staff/trades to effect correction of problems
• Meet with service contractors as required and verify quality of work done; approve labour and materials claimed on work orders
• Ensure training and compliance of operating staff
• Prepare annual operating budgets in conjunction with accounting staff, and assist with the preparation of the final versions
• Respond to emergency situations on a 24-hour per basis (coordination with Operators)
• Review construction projects and architectural, electrical and mechanical drawings of tenant-related work as required Assist with the delivery of Tenant retention/Service Quality programs

Qualifications

• Collage Diploma or University Degree
• 2 – 4 years experience in Property Management (Commercial)
• Certificate, diploma or enrollment in any of the property management certificate courses or business courses such as CPM, RPA, FMA, etc.
• Proficient with MS Office
• Working knowledge of Yardi Voyager and Angus Operating Maintenance/Work Order System
• Excellent Communication skills, both written and verbal;
• Proven time management skills and organization skills
• Able to meet deadlines and manage in a fast paced environment
• Excellent verbal and written skills, able to get ideas across and maintain composure in a changing environment
• Excellent attitude and willingness to continuously learn and update skills in order to remain competitive and challenged

Compensation

• 60k - 70k base salary (NEGOTIALBE)
